位置している、ある場所にある 建物・町・物などが、特定の場所にあることを表します。多くの場合、be situated in/near/on などの形で使います。
置かれた状況にある、立場にある 人・会社・国などが、ある状況や条件の中にいることを表します。well situated to do は「〜するのに有利な立場にある」という意味です。
